Q: I’d like to build an extension at the rear of my house. Will I need planning permission?
A: In short, not always. Often it’s possible to build under what is known as ‘permitted development rights’ (or PD for short) especially if you’re planning a single-storey kitchen extension to the rear of your property.
What are Permitted Development Rights?
Permitted development rights allow for certain building works to be carried out without having to make a formal planning application. This is primarily because the suggested works would be of a size or type that is not likely to have an unacceptable impact on the immediate location.
What might cause permitted development rights to be restricted?
Permitted development rights may be restricted in some ‘designated areas’, for example, Article 4 areas dictated by the local council, conservation areas or areas of outstanding natural beauty to name a few.
